Spring Hill Fair
The proposal aims to develop a multi-family dwelling within a typical single-family plot in Los Angeles, combining key qualities of single-family living with the need for affordable and accessible housing. The design introduces four identical volumes arranged in a staggered layout along the longitudinal axis of the site. Each volume contains one independent living unit spread over three levels. This configuration creates a series of shared courtyards, with two units facing each one. These outdoor spaces act as open-air extensions of the homes, encouraging interaction while offering privacy and light. Inside, each unit follows a similar layout: a central longitudinal spine runs through the plot, housing all services—including bathrooms, vertical circulation, and infrastructure for kitchens and bathrooms. This spine also functions as a wind chimney, promoting natural ventilation throughout the living spaces. Adjacent to this service core are three identically sized floors that can be flexibly configured— as a large open kitchen/living area or subdivided into two or three separate rooms. The three-level layout allows for various uses and adaptations, such as subdividing each home into a main unit and a JADU, or designating the ground level for commercial, office, or workshop use while maintaining residential functions on the upper floors. All interior spaces benefit from views toward the courtyards, the street, or the rear garden. Construction is designed for speed and cost-efficiency through the use of prefabricated CLT panels. Only the lateral walls adjacent to neighboring plots are built in mineral-based materials to enhance fire resistance. By centralizing infrastructure, minimizing finishes, and standardizing components such as windows and fixtures, the project simplifies the construction process and reduces overall costs. In terms of ownership, the project supports flexible property models. A Community Land Trust structure is particularly suitable—preserving collective ownership of the land while allowing for private ownership of the housing units.
